09 - ESCAVAÇÃO DA CAVE

É uma imagem que esperávamos ter registada há pelo menos 2 meses atrás, mas mais vale tarde do que nunca - a muito desejada escavadora não podia ter outro nome: Liebherr 900 (em alemão "Lieb" = querida :).

Escava como se não houvesse amanhã e deve tirar o volume de terra correspondente á cave até... amanhã.

Entretanto, e por conveniência da Gernuno, o Sr. Barbosa, pedreiro sub-contratado, responsável pelos trabalhos até à semana passada, e que muito nos agradava, quer pelo trato quer pelo bom trabalho, foi retirado da obra dando lugar ao Sr. Pereira. Não duvidamos da competência deste novo encarregado, mas desagradam-nos estes constantes contratempos e reajustes que em nada contribuem para o bom prosseguimento dos trabalhos e para o cumprimento do contrato da empreitada, que não será contudo feito, posso assegurar, ao atropelo da boa execução, segurança e perfeitos acabamentos do produto final.

O vizinho, Sr. Bruno, que também está a ampliar a sua casa, aproveitou a possibilidade de escavar a sua cave utilizando a passagem pelo nosso terreno enquanto possível e adiantou a sua obra, que se encontra no estado que as imagens documentam.

Do nosso lado, os muros de suporte do fundo do terreno estão betonados e ficarão terminados com a inclusão do volume de arrumos cuja laje fará o travamento final destes muros.

Enfim seguimos, com uma prestação por parte do empreiteiro bem mais lenta do que previsto, mas com boa execução e segurança, dadas as condições de trabalho particularmente dificeis.

09 - EXCAVATION OF THE BASEMENT

It is an image expected for at least 2 months, but better late than never - the much desired excavator could't have a better name: Liebherr 900 (in German, "Lieb" = dear :) . Digs like a mole and does the work of ten men. Meanwhile, for the convenience of Gernuno's, Mr. Barbosa, subcontractor mason, responsible for the work until last week, for whose tract and good work we were very pleased with, was removed from the work giving place to Mr. Pereira. We do not doubt the competence of this new charge, but what we dislike is the constant setbacks and adjustments that do not contribute to the smooth continuation of the work and performance of the contract, which won't yet be done, may I assure you, by trampling of performance, safety and perfect finishing of the final product.

The neighbor, Mr. Bruno, who also is stepping up his house, took the opportunity to dig his basement using the passage through our land while possible, as the images show.

On our side, the supporting walls of the end of the lot fresh are casted and shall get finalized with the inclusion of the storage volume, which slab will make the wedge shaped blocking of these walls.

So we carry on, with a provision by the contractor to proceed much slower than expected, but with good execution and safety, given the particularly difficult working conditions.

08 - 2as. BETONAGENS + ESCORAMENTO

Fazer muros de meação , quando estes são em betão armado e suportam o peso de terras com 2 ou mais metros de altura, não é tão simples como se poderá pensar.

Principalmente quando pelo meio se têm de escorar uns volumes mal ajambrados que constituem os anexos da vizinhança.

De modo a assegurar um prosseguimento dos trabalhos com o mínimo de risco possível, no que diz respeito á segurança, reunimos em torno do assunto, com o Engº Fernando Lopes e optamos pelo método de escoramento que as fotos ilustram.

Além da óbvia função de suporte elevado, permite que a conclusão do muro de suporte do fundo do lote se proceda sem obstáculos.

Também os primeiros tramos do muro foram descofrados e parecem estar bem moldados.

De resto, encontramo-nos nas seguintes fases de execução:
1 – Colocação do escoramento nos muros dos vizinhos existentes, bem como no interior do anexo do vizinho para aliviar a carga sobre estes muros.
2 - Decorrem os trabalhos de execução o prolongamento dos novos muros, até ao limite dos terrenos vizinhos; Foram executadas as sapatas prevendo-se que a secção dos muros seja betonada na próxima quarta feira.

Posteriormente será executada até ao final da semana a:
3 – Escavação da camada de terreno vegetal;

Na próxima semana será concluída a última fase do trabalho:
4 – Executado um primeiro tramo horizontal do muro neste local. Na zona em que se situa a camada rochosa, serão deixados os arranques da armadura para a segunda fase do muro e fundações;
5 – Será retirada a camada rochosa do terreno;
6 – Será executada a segunda fase do muro, e as respectivas fundações; Durante a escavação do terreno para a execução da primeira fase, verificou-se uma boa estabilidade do terreno. Caso se verifiquem os mesmos índices de comportamento do terreno na segunda fase de escavação, será analisada a possibilidade de executar a ultima secção do muro de uma vez.

08 - 2nd CONCRETING + SHORING

Making divisioning walls, when they are made out of reinforced concrete and bear the burden of land 2 or more meters high, is not as simple as one might think. Especially when you have to shore up a shaky set of volumes - the annexes of the neighborhood. To ensure a continuing work with the least possible risk for safety, we gathered around the subject, with engineer Fernando Lopes and chose the method of shoring that the pictures illustrate. Besides the obvious function of setting a high support, it allows the completion of the back retaining wall to proceed without hindrance.

Furthermore, the first section of the wall was un-casted and seems well moulded.

Thus, we concluded the following phases of implementation:

1 - Placement of shoring the walls of neighboring structures as well as within the neighbor annex to ease the weight on these walls.

2 - Doing the new walls, to the maximum extension of neighboring lands; the wall "shoes" are done and it is expected that the section of the wall is casted next Wednesday.

3 - Excavation of the ground layer; Next week will complete the last phase of work:

4 - Implemented a first horizontal leg of the wall at this site. In the area that lies bedrock we'll set the armor ready for the second phase of the wall and foundations;

5 - the bedrock of the land will be withdrawn ;

6 - the second phase of the wall and its foundations shall run ; During the excavation of the ground for the implementation of the first phase, we verified a good stability of the ground. If we find the same ground in the second phase of excavation, will be considered the possibility of executing the last section of the wall at once.

07 - PRIMEIRAS BETONAGENS II

Mais armaduras à espera do eterno repouso no inexorável abraço do betão e um belo trabalho de carpintaria de cofragem, que se optou por executar em madeira de pinho nova para dar uma textura mais expressiva a este, que se quer em betão aparente para pintar.

07 - FIRST CONCRETE CASTINGS II

Work in progress.

More armor waiting for the eternal rest in the inexorable embrace of the concrete and a fine carpentry work of the concrete casting, that we have chosen to do in new pine wood, in order to give a more expressive texture to this wall, which shall stay in apparent concrete, with a paint coat.

06 - PRIMEIRAS BETONAGENS

Temos betão na obra!

Finalmente e após o alongado processo de desconstrução, eis que se erguem as primeiras estruturas em direcção ao céu.

Foram betonadas parcialmente as sapatas dos muros de meação e contenção das terras vizinhas - betonagem essa impecável, sem desperdícios de betão- clean cut! - levada a cabo pelo esmerado Sr. Barbosa.

Entretanto, demoliram-se também os muros da rua, os quais deram lugar aos tapumes de obra definitivos. O estaleiro da obra, por impedimento de ocupação da via, que a Câmara havia erradamente informado que poderia acontecer, passou parcialmente para o lote do vizinho - Sr. Bruno - que gentilmente consentiu que tal sucedesse.

Assim que se terminem as armaduras, seguiremos para a betonagem dos muros, por tramos, na técnica apelidade de muros de Berlim (!) a qual consiste num método sistemático de escoramento-escavação-betonagem, de modo a evitar o risco de colapso de terras ou muros vizinhos.

06 - FIRST CONCRETE CASTINGS

Concrete is spilling into the site!

After the elongated process of deconstruction finally the first structures rise into the sky. The concrete shoes of the containing walls of neighboring lands were casted - clean-cut impeccable work, without any waste of concrete - carried out by painstaking Mr. Barbosa. Meanwhile we also demolished the walls of the street, which led to the proper site fencing. The construction site, unable to occupy the street, partly passed onto the neighbor's lot - Mr. Bruno - who kindly allowed this to happen. Once we finish the armoring of these walls, we'll follow for the concreting, carried out by slices, the technique dubbed the Berlin wall (!), which is a systematic method of excavation-shoring-concreting in order to avoid the risk of collapse of land or neighboring walls.

05 - DEMOLIÇÃO DA FACHADA/ ESCAVAÇÕES II

Um mês passado desde a última "posta" de obra, apresento os últimos progressos que não têm sido de grande expressão.

Enquanto se aguardava a autorização de demolição da fachada, entretanto emitida, foram sendo feitos os trabalhos de escavação numa base manual, já que a introdução de uma máquina no terreno dependia da eliminação da fachada.

Por seu lado a instalação da grua também foi protelada, alegando o empreiteiro que só deveria acontecer após a retirada das terras e dos produtos da demolição e outros pormenores...

Neste momento, e não havendo mais argumentos para mais adiamentos, aguardamos nós - técnicos, fiscalização e dono de obra - que a atitude do empreiteiro se revele finalmente mais profícua e satisfatória, dado que a obra já se encontra atrasada em relação ao cronograma cerca de um mês, o que nesta fase ainda inicial é claramente demasiado.

Entretanto foram cerezitadas ambas as empenas laterais das casas vizinhas a Norte e a Sul. Nestas, as telhas ficaram devidamente vedadas na lateral junto ao edifício demolido.Toda a parede da fachada foi já demolida decorrendo a limpeza dos "entulhos" e a remoção de algumas partes encostadas aos edifícios vizinhos. Na próxima semana serão terminados os trabalhos de escavação com recurso aos tão aguardados meios mecânicos, que serão depois utilizados para a abertura das fundações dos muros de suporte.

Paralelamente, será montada a vedação definitiva e realizada a demolição do muro existente junto à fachada principal.
Estão neste momento por terminar, portanto, a completa implementação do estaleiro, a montagem da vedação definitiva e a montagem da grua.

Estamos confiantes que a Gernuno vai proceder a estes trabalhos com a melhor atitude construtiva de modo a inflectir-se positivamente o decurso dos trabalhos...

05 - DEMOLITION OF THE FRONT FAÇADE/ EXCAVATIONS II

A month passed since the last post, I come to present the latest developments that unfortunately haven't had a big deal of expression. Pending the approval of demolition of the facade, meanwhile issued, the excavations carried out on a manual basis, since the introduction of a bulldozer on the ground depended on the elimination of the facade. On the other hand the installation of the crane was also postponed, argued by the contractor that it should only happen after the withdrawal of the land and the debris resulting from the demolition and so and so ...

At this point, and assuming there are no more arguments for further delay, we - technicians, supervision and promoter - hope that the attitude of the contractor ultimately prove more fruitful and satisfying as the work is already lagging behind the schedule around a month, which in this early stage is clearly too much.

Nevertheless, both sides of the gabled houses to the North and South were sealed with water repelling mortar. Accordingly, the roof tiles were properly sealed along the side of the vanished building.

Next week, the excavation shall be completedusing the long-awaited mechanical aid, which are then used for the opening of the foundations of retaining walls. A fully mounted the fence and held the final demolition of the wall next to the main facade. Currently the works behind the schedule are: the completion of the site, finishing the fence and the final assembly of the crane. We are confident that Gernuno will undertake this work with the best constructive attitude in order to positively influence the course of work...

04 - ESCAVAÇÕES I

Após a demolição quase total da préexistência - a fachada aguarda a autorização da Câmara para que seja demolida - avançou-se para os trabalhos de escavação e remoção de terras da parte posterior do lote.

Optámos por demolir a fachada (para posterior reconstrução) por razões de operacionalidade na obra e de segurança em geral. Facilitará a introdução de máquinas próprias para a escavação do buraco para a cave e de materiais, assim como evitará o escoramento oneroso e relativamente complexo da mesma.

Enquanto esperamos (im)pacientemente que a máquina burocrática da C.M.P. se preste a executar eficazmente os serviços que os nossos impostos e taxas mantêem, lá se vai retirando a terra que se pode à força da pá e da carreta.

Entretanto, O engº Miguel Mandim (Fourempour) desenvolverá os nossos contínuos esforços para que a licença de demolição de fachada seja emitida em tempo útil e se possa progredir para as primeiras marcações para os muros de suporte de meação entre lotes vizinhos.

04 - EXCAVATIONS I

Almost completed the demolition of pre-existence - the facade awaits authorization from the Municipality to be demolished - we moved on to the excavation and removal of land from the back of the lot. We decided to demolish the façade (for later reconstruction) for operational and safety reasons. It will facilitate the introduction of proper machines to dig the hole for the basement as well the materials into the site and avoid the costly and complex shoring of the façade. While we (im)patiently wait for the bureaucratic machinery of the CMP to perform efficiently the services that our taxes and fees maintain, we carry on removing the earth that we can by means of the spade and the cart. Meanwhile, Ing. Miguel Mandim (Fourempour) will develop our ongoing efforts to ensure that the demolition permit is issued in briefly so we can progress to the first surveys and marks for the construction of the retaining walls between lots.

03 - DEMOLIÇÕES

Prosseguem desde a semana passada os trabalhos de desmontagem e demolição do edifício existente, tendo-se já demolido a cobertura, as paredes interiores e as lajes, restando apenas as paredes exteriores do anexo e a fachada frontal, última a sair por razões estruturais e de segurança. Simultaneamente têm-se vindo a retirar os entulhos resultantes da demolição, os quais são separados por tipo para posterior reutilização ou reciclagem.
A Gernuno vai hoje ainda proceder à protecção/impermeabilização contra humidade, dos panos de parede dos edifícios vizinhos com a colocação de coberturas provisórias em plástico e cerezitagem das paredes de meação dos vizinhos.
Ao longo da próxima semana deverão terminar-se as demolições, concluir-se a instalação do estaleiro e grua para se passar às escavações para a futura cave.

03 - DECONSTRUCTING
As from last week, demolitions and decontruction of the existing building are being carried out having got rid of the roof, the slabs and interior partitions, remaining only the main façade and a few outer walls-
Simultaneously, the debris resulting from demolition is removed and separated by type for later reuse or recycling.

The contractor, Gernuno, will carry on with the protection / sealing against moisture of the walls of neighboring buildings with the placement of temporary plastic roof.

Over the next week the demolitions shall be finalized and the installation of the yard and crane concluded, moving into the excavations for the basement.
