05 - DEMOLIÇÃO DA FACHADA/ ESCAVAÇÕES II

Um mês passado desde a última "posta" de obra, apresento os últimos progressos que não têm sido de grande expressão.

Enquanto se aguardava a autorização de demolição da fachada, entretanto emitida, foram sendo feitos os trabalhos de escavação numa base manual, já que a introdução de uma máquina no terreno dependia da eliminação da fachada.

Por seu lado a instalação da grua também foi protelada, alegando o empreiteiro que só deveria acontecer após a retirada das terras e dos produtos da demolição e outros pormenores...

Neste momento, e não havendo mais argumentos para mais adiamentos, aguardamos nós - técnicos, fiscalização e dono de obra - que a atitude do empreiteiro se revele finalmente mais profícua e satisfatória, dado que a obra já se encontra atrasada em relação ao cronograma cerca de um mês, o que nesta fase ainda inicial é claramente demasiado.

Entretanto foram cerezitadas ambas as empenas laterais das casas vizinhas a Norte e a Sul. Nestas, as telhas ficaram devidamente vedadas na lateral junto ao edifício demolido.Toda a parede da fachada foi já demolida decorrendo a limpeza dos "entulhos" e a remoção de algumas partes encostadas aos edifícios vizinhos. Na próxima semana serão terminados os trabalhos de escavação com recurso aos tão aguardados meios mecânicos, que serão depois utilizados para a abertura das fundações dos muros de suporte.

Paralelamente, será montada a vedação definitiva e realizada a demolição do muro existente junto à fachada principal.
Estão neste momento por terminar, portanto, a completa implementação do estaleiro, a montagem da vedação definitiva e a montagem da grua.

Estamos confiantes que a Gernuno vai proceder a estes trabalhos com a melhor atitude construtiva de modo a inflectir-se positivamente o decurso dos trabalhos...

05 - DEMOLITION OF THE FRONT FAÇADE/ EXCAVATIONS II

A month passed since the last post, I come to present the latest developments that unfortunately haven't had a big deal of expression. Pending the approval of demolition of the facade, meanwhile issued, the excavations carried out on a manual basis, since the introduction of a bulldozer on the ground depended on the elimination of the facade. On the other hand the installation of the crane was also postponed, argued by the contractor that it should only happen after the withdrawal of the land and the debris resulting from the demolition and so and so ...

At this point, and assuming there are no more arguments for further delay, we - technicians, supervision and promoter - hope that the attitude of the contractor ultimately prove more fruitful and satisfying as the work is already lagging behind the schedule around a month, which in this early stage is clearly too much.

Nevertheless, both sides of the gabled houses to the North and South were sealed with water repelling mortar. Accordingly, the roof tiles were properly sealed along the side of the vanished building.

Next week, the excavation shall be completedusing the long-awaited mechanical aid, which are then used for the opening of the foundations of retaining walls. A fully mounted the fence and held the final demolition of the wall next to the main facade. Currently the works behind the schedule are: the completion of the site, finishing the fence and the final assembly of the crane. We are confident that Gernuno will undertake this work with the best constructive attitude in order to positively influence the course of work...

04 - ESCAVAÇÕES I

Após a demolição quase total da préexistência - a fachada aguarda a autorização da Câmara para que seja demolida - avançou-se para os trabalhos de escavação e remoção de terras da parte posterior do lote.

Optámos por demolir a fachada (para posterior reconstrução) por razões de operacionalidade na obra e de segurança em geral. Facilitará a introdução de máquinas próprias para a escavação do buraco para a cave e de materiais, assim como evitará o escoramento oneroso e relativamente complexo da mesma.

Enquanto esperamos (im)pacientemente que a máquina burocrática da C.M.P. se preste a executar eficazmente os serviços que os nossos impostos e taxas mantêem, lá se vai retirando a terra que se pode à força da pá e da carreta.

Entretanto, O engº Miguel Mandim (Fourempour) desenvolverá os nossos contínuos esforços para que a licença de demolição de fachada seja emitida em tempo útil e se possa progredir para as primeiras marcações para os muros de suporte de meação entre lotes vizinhos.

04 - EXCAVATIONS I

Almost completed the demolition of pre-existence - the facade awaits authorization from the Municipality to be demolished - we moved on to the excavation and removal of land from the back of the lot. We decided to demolish the façade (for later reconstruction) for operational and safety reasons. It will facilitate the introduction of proper machines to dig the hole for the basement as well the materials into the site and avoid the costly and complex shoring of the façade. While we (im)patiently wait for the bureaucratic machinery of the CMP to perform efficiently the services that our taxes and fees maintain, we carry on removing the earth that we can by means of the spade and the cart. Meanwhile, Ing. Miguel Mandim (Fourempour) will develop our ongoing efforts to ensure that the demolition permit is issued in briefly so we can progress to the first surveys and marks for the construction of the retaining walls between lots.

03 - DEMOLIÇÕES

Prosseguem desde a semana passada os trabalhos de desmontagem e demolição do edifício existente, tendo-se já demolido a cobertura, as paredes interiores e as lajes, restando apenas as paredes exteriores do anexo e a fachada frontal, última a sair por razões estruturais e de segurança. Simultaneamente têm-se vindo a retirar os entulhos resultantes da demolição, os quais são separados por tipo para posterior reutilização ou reciclagem.
A Gernuno vai hoje ainda proceder à protecção/impermeabilização contra humidade, dos panos de parede dos edifícios vizinhos com a colocação de coberturas provisórias em plástico e cerezitagem das paredes de meação dos vizinhos.
Ao longo da próxima semana deverão terminar-se as demolições, concluir-se a instalação do estaleiro e grua para se passar às escavações para a futura cave.

03 - DECONSTRUCTING
As from last week, demolitions and decontruction of the existing building are being carried out having got rid of the roof, the slabs and interior partitions, remaining only the main façade and a few outer walls-
Simultaneously, the debris resulting from demolition is removed and separated by type for later reuse or recycling.

The contractor, Gernuno, will carry on with the protection / sealing against moisture of the walls of neighboring buildings with the placement of temporary plastic roof.

Over the next week the demolitions shall be finalized and the installation of the yard and crane concluded, moving into the excavations for the basement.
