13 - AS ÚLTIMAS BETONAGENS

Mais um mês decorrido desde a última publicação neste blog, venho dar conta dos progressos acumulados:

Após a finalização dos trabalhos da cave, particularmente morosos, entramos num ritmo mais acelerado de execução.

Betonou-se a laje do rés-do-chão e as escadas para a cave, seguidos pelos pilares do rés-do-chão e laje do primeiro piso, que inclui a consola para a varanda.

Avançou-se para a cofragem dos pilares do segundo nível, enquanto decorria a presa do betão da estrutura inferior.
Para a betonagem da cobertura verificou-se um atraso, segundo a Gernuno devido a alguns problemas de logística, na entrega das vigotas que compõem a laje da cobertura. Por estes motivos só foi realizada na passada sexta-feira, dia 21 de Maio, tendo as vigas de travamento interiores sido betonadas à força de balde, dada a impossibilidade da bomba chegar lá.

Seguidamente iremos fazer a marcação para a execução das alvenarias interiores e exteriores.

Actualmente, iniciou-se a ligação dos ramais de drenagem de águas residuais domésticas e de águas pluviais à rede pública.

A obra vizinha avança a ritmo acelerado e idêntico, não tendo havido até à data qualquer tipo de interferência ou conflito de qualquer das partes, pelo contrário, o facto de avançarem em simultâneo facilita a compatibilização das operações.

13 - THE LAST CONCRETINGS

One month passed since the last publication on this blog, I come to report an overview of the progresses:

after the completion of the basement, particularly lengthy, we now enter a more accelerated building pace. The ground-floor slab and the stairs to the basement, followed by the pillars in the ground floor and first floor slab, were casted, which includes the balcony console. We than advanced to the formwork for the pillars of the second level, while the concrete of the lower structure hardened.

The concreting of the roof was delayed, according to Gernuno due to some logistics problems relationed with the delivery of the roof precasted beams. For these reasons ist was carried out only last Friday, May 21.

Next, we will make the markings for the implementation of the exterior and interior masonry. Currently, it's being made the connection of the drainage of domestic sewage and rainwater to the public network.

The neighbouring work proceeds at identical pace, without interference or conflict of any party, which actually eases the compatibilization of the operations.

12 - CAVE E LAJE DO R/CHÃO BETONADAS

Neste mês que passou desde o último post, terminou-se a betonagem da cave e também da laje de rés-do-Chão.

Esse trabalho inclui o primeiro lanço das escadas para a cave e o arranque das escadas de acesso ao piso superior.

Garantiu-se o correcto isolamento térmico e impermeabilização das paredes da cave e a introdução dos negativos para passagem de condutas e tubos de descarga na laje do rés-do-Chão.

O Sr. Ribeiro, encarregado pela obra de pedreiro, é especialmente cuidadoso no recobrimento das armaduras da estrutura, introduzindo tacos em betão, que garantem o afastamento necessário para que o ferro fique bem embebido no betão (ver foto 9)., do qual depende a longevidade da estrutura e ausência de patologias graves, decorrentes da oxidação desse ferro.

Os pilares do rés-do-Chão aguardam a cofragem para a betonagem da laje do piso superior, o que deverá acontecer na próxima semana.

12 - BASEMENT AND GROUND FLOOR SLAB DONE

One month passed since the last post, we ended the concreting of the basement walls and slab as well the ground floor slab.This work includes the first haul of the stairs to the basement and start up the stairs to access the top floor. We made sure a proper insulation and waterproofing of the basement walls and the introduction of the hollows for passage of ducts and vetilation in the ground-floor slab. Mr. Ribeiro, commissioned for the masonry is especially careful in the coating of the armor structure by introducing spreaders in concrete, which ensure the necessary clearance for the iron to be well embedded in concrete (see photo 9), on which depends the longevity of the structure and ausence of serious illnesses resulting from the oxidation of iron.

The pillars of the ground-floor wait for the shuttering for the concreting of the upper deck, what shall happen next week.

Cá estamos.

Na preparação da betonagem do último tramo do muro de suporte da cave.

Prá semana está prevista a cofragem da laje do rés-do-chão, a qual, uma vez betonada, determinará uma nova fase em termos de ritmo de andamento da obra.

E o Sol já nos aquece o corpo e a alma.

Here we are.

Preparing the concreting of the last leg of the basement retaining wall.

Next week is expected to put up the formwork for the ground floor slab, which, once casted, determines a new stage in terms of the pace of the work.

Finnally the sun warms one's body and soul.

Após as generosas chuvadas que cairam por estas terras , o trabalho de escavação da cave prossegue acompanhado pelas betonagens em tramos, conforme previsto, ainda que cronologicamente "way behind schedule"...

O solo, esse pelo menos, revelou-se muito bom quer para a escavação quer pela sua óptima drenagem natural, o que evitou que agora tivéssemos uma piscina não prevista.

Deste modo, após a betonagem das sapatas sobre mantas geotexteis, procedeu-se à sua impermeabilização com Imperkote, para evitar a humidade ascencional por capilaridade, e seguidamente se erguerem os muros de suporte, devidamente protegidos com telas pitonadas drenantes tipo Dorken, por sua vez isoladas termicamente em relação ao terreno com placas de poliestireno extrudido tipo FibranECO, de fabrico nacional.

Nesta fase o espaço de estaleiro revela-se apertado para a magnitude dos trabalhos, agravado pelo facto do vizinho também estar a construir, mas tudo segue sem percalços e em boas condições de segurança.

As fotos 2 e 3 mostram as armaduras de encabeçamento dos pilares nos muros de suporte da cave, os quais se elevarão do R/chão para o piso superior.

Os muros do final do lote foram descofrados e até ao final da próxima semana deverá terminar-se a betonagem dos restantes muros da cave e da cobertura do volume de arrumos.

Parece que a meteorologia estará do nosso lado.

10 - CONCRETING + BASEMENT EXCAVATIONS (cont.)
After the generous rains that fell around here, the work of excavation of the basement continues accompanied by concreting by batches, as expected, although chronologically way behind schedule...The soil at least has been very good both for the excavation or by its great natural drainage, which prevented that we now had an unplanned swimming pool.

So after the concreting of the wall shoes over geotextile blankets, we proceeded to sealing under Imperkote to avoid ascencional moisture by capillary action, and then rise up the retaining walls, protected with Dorken like draining screens, in turn isolated of the ground with FibranECO extruded polystyrene boards, of national manufacture.

At this stage the yard appears to be tight for the magnitude of the works, compounded by the fact that the neighbor is also building, but everything goes smooth and safely.

Photos 2 and 3 show the armor head of the pillars into the supporting walls of the basement, which will rise from the ground to the top floor.

The final batch of the bottom walls were uncasted and until the end of next week one should end the concreting of the remaining walls of the basement and the storage roof .

Apparently the weather will be on our side.

09 - ESCAVAÇÃO DA CAVE

É uma imagem que esperávamos ter registada há pelo menos 2 meses atrás, mas mais vale tarde do que nunca - a muito desejada escavadora não podia ter outro nome: Liebherr 900 (em alemão "Lieb" = querida :).

Escava como se não houvesse amanhã e deve tirar o volume de terra correspondente á cave até... amanhã.

Entretanto, e por conveniência da Gernuno, o Sr. Barbosa, pedreiro sub-contratado, responsável pelos trabalhos até à semana passada, e que muito nos agradava, quer pelo trato quer pelo bom trabalho, foi retirado da obra dando lugar ao Sr. Pereira. Não duvidamos da competência deste novo encarregado, mas desagradam-nos estes constantes contratempos e reajustes que em nada contribuem para o bom prosseguimento dos trabalhos e para o cumprimento do contrato da empreitada, que não será contudo feito, posso assegurar, ao atropelo da boa execução, segurança e perfeitos acabamentos do produto final.

O vizinho, Sr. Bruno, que também está a ampliar a sua casa, aproveitou a possibilidade de escavar a sua cave utilizando a passagem pelo nosso terreno enquanto possível e adiantou a sua obra, que se encontra no estado que as imagens documentam.

Do nosso lado, os muros de suporte do fundo do terreno estão betonados e ficarão terminados com a inclusão do volume de arrumos cuja laje fará o travamento final destes muros.

Enfim seguimos, com uma prestação por parte do empreiteiro bem mais lenta do que previsto, mas com boa execução e segurança, dadas as condições de trabalho particularmente dificeis.

09 - EXCAVATION OF THE BASEMENT

It is an image expected for at least 2 months, but better late than never - the much desired excavator could't have a better name: Liebherr 900 (in German, "Lieb" = dear :) . Digs like a mole and does the work of ten men. Meanwhile, for the convenience of Gernuno's, Mr. Barbosa, subcontractor mason, responsible for the work until last week, for whose tract and good work we were very pleased with, was removed from the work giving place to Mr. Pereira. We do not doubt the competence of this new charge, but what we dislike is the constant setbacks and adjustments that do not contribute to the smooth continuation of the work and performance of the contract, which won't yet be done, may I assure you, by trampling of performance, safety and perfect finishing of the final product.

The neighbor, Mr. Bruno, who also is stepping up his house, took the opportunity to dig his basement using the passage through our land while possible, as the images show.

On our side, the supporting walls of the end of the lot fresh are casted and shall get finalized with the inclusion of the storage volume, which slab will make the wedge shaped blocking of these walls.

So we carry on, with a provision by the contractor to proceed much slower than expected, but with good execution and safety, given the particularly difficult working conditions.
