17 - CAIXILHARIAS EXTERIORES EM MADEIRA E PLADURES

A obra entrou finalmente na fase de acabamentos.
A caixilharia exterior está no sítio e o "Pladur" avança. Logo que este esteja pronto, poderá tb. o carpinteiro começar a preparar a instalação dos armários, que entrarão em obra assim que o soalho seja aplicado.Com a obra semi-fechada (ainda falta a caixilharia Vitrocsa tardoz) pode secar a humidade que ainda permaneça e assim introduzirem-se as madeiras interiores e outros revestimentos. Destes, aplicou-se já o azulejo vidrado de fabrico manual na parede dos arrumos do fundo, que efectivamente traz uma boa luz e suave colorido ao pátio. Com o arrelvamento e ajardinagem posterior, deverá contrastar bem com estes e com a madeira do "deck" e da treliça. Até ao final da semana deverão ser terminados os zincos (camarinha, rufos e peitoris) e o gesso cartonado, ficando a obra com um aspecto mais limpo, o que é bom para arrumar as ideias dos operários, cuja concentração parece necessitar de condições clínicas para acontecer... portanto, não acontecendo.

Foram retirados os taipais da frente, o que permite construir o muro da rua, compartimento dos lixos e localizar os contadores das infraestruturas.

17 - WOODEN FIXTURES AND STUCCOBOARDS
The work has finally entered the finishings stage.
The outter window frames are in place and the stuccoboards works advances. Once this is done, the carpenter will start preparing the installation of cabinets.
With a semi-closed house (still missing the VITROCSA frames) the remaining moisture can dry and than introduce the interior woods. We have applied the hand-made glazed tile wall in backyard, which actually brings a good light and soft color to the patio.
With the later grassing and some planting it shall contrast nicely with these and with the wooden deck and trellis.
By the end of the week the zinc and plaster works shall be mostly finished, leaving the site with a cleaner look, which is good to clear the ideas of the workers, whose concentration seems to need ER clean conditions to happen ... therefore, not happening.

The front fence was removed, which allows building the street wall, trash compartment and locate the counters of infrastructure.

16 - ETICS, PISO RADIANTE e ZINCOS

Conforme previsto e esperado, a obra aproxima-se da fase de acabamentos agora que o piso radiante foi instalado e recoberto com a argamassa própria.

Aproveitando o bom tempo que finalmente se instalou e que permitiu secar convenientemente as paredes, procedeu-se à aplicação do sistema contínuo de isolamento pelo exterior - ETICS - vulgo "capoto", da Viero. As caixilharias exteriores também estão a ser aplicadas, tendo-se iniciado pela de alumínio, na fachada tardoz, basculante e em vidro laminado, dadas as suas dimensões. No piso de baixo será instalada uma caixilharia de correr, também em alumínio, de abertura total, da Vitrocsa, permitindo total comunicação da sala para o deck exterior, ampliando assim a percepção espacial.

Para a fachada da rua estão a ser terminadas na carpintaria, as janelas e portas exteriores, em pinho nórdico, para serem montadas até ao final da semana, quando as soleiras estiverem no sítio.

Os rufos e peitoris, em zinco de acabamento quartzo, estão a ser executados em oficina, para posterior aplicação em simultâneo com estas janelas.

Também as caleiras e tubos de queda serão neste material - zinco - um nobre e durável material cuja aplicação representa sempre um bom momento em obra, quer pelo prenúncio dos acabamentos associados quer por ser um trabalho cuja modelagem exige boa execução para resultar eficazmente impermeável e com boa aparência, e que parece ser o caso das qualidades do funileiro em questão - sr. António Gomes.

16 - ETICS, RADIANT FLOOR AND ZINC

As predicted and expected, the work approaches the finishing stage now that the radiant heating floor was installed and covered with the proper mortar.

As the good weather finally settled for a while, it allowed to dry thoroughly the walls, so we proceeded to do the exterior continuous insulation system - ETICS - aka "Capoto," of Viero's.

The exterior window frames are also being applied and it was initiated by aluminum in the back facade - basculating type and in laminated glass, given its dimensions. On the lower floor will be installed a sliding full opening window frame, of Vitrocsa, also in aluminum, allowing full communication of the room to the outdoor deck, extending the spatial perception of the user.

For the facade of the street, windows and exterior doors, are to be completed in carpentry, made out of Nordic pine, to be assembled by the end of the week when the sills are in place.

The casings and sills, quartz zinc finishing, are being executed at the workshop for application in conjunction with these windows. Also the gutters and downspouts will this material - zinc - a noble and durable material whose implementation is always a good sign at work being associated with the finishings and requiring a good execution to effectively work and look good, which seems to be the case of the qualities of the tinker in question - Mr. António Gomes.

15 - ANO NOVO, EMPREITEIRO NOVO: RETOMA DA OBRA

Desde Outubro que a obra se encontra parada, na sequência do incumprimento de contrato por parte do empreiteiro, que demonstrou uma falta de competência e de carácter inaceitável, pelo que, nos termos do contrato, se rescindiu o mesmo.
Nos 2 meses que se seguiram, o Arquitecto/ Fiscalização procedeu à selecção de novas propostas, compatíveis com os objectivos do cliente e que desse confiança para a conclusão dos trabalhos.
Tendo sido acautelada uma eventualidade como esta a licença de obra foi solicitada "por excesso" pelo que ainda se encontra em vigor.
Concluidas as adjudicações aos subempreiteiros das diversas especialidades, a obra seguirá agora com gestão directa por parte da PEEL living projects.

O novo empreiteiro principal dá pelo nome de CLASSPINTA o qual, contamos, nos próximos 3 meses leve a bom porto a conclusão da obra, em conjunto com os restantes fornecedores.
Apesar de tudo, o cliente não foi consideravelmente lesado no processo, à parte da maçada e alongamento de prazos, continuando ansioso pela conclusão dos trabalhos e usufruto da sua moradia.

As publicações neste blogue serão assim também retomadas numa base regular, para grande satisfação desta equipa.

15 - NEW YEAR, NEW CONTRACTOR: WORK BACK ON THE TRACK!

Since October, the work is stopped, upon breach of contract by the contractor, which demonstrated an absolute and unacceptable lack of competence and character, so that, under the contract premises, if wat surrendered.

In the two months that followed, the Architect / Surveillance has selected new proposals, consistent with the objectives of the client and able to give confidence to the completion of work.

Concluded as are the commissionings of the subcontractors of various specialties, the work will now go forward with direct management by the PEEL living projects.The new main contractor is CLASSPINTA, ltd. which, we hope, in the next 3 months lead to a successful completion of the work, together with other suppliers.

After all, the client was not significantly damaged in the process, apart from the bore and lengthening schedule, continuing to look forward for completion of work and enjoyment of his house.

14 - ALVENARIAS

Com a conclusão da estrutura de betão armado iniciou-se o levantamento de paredes, exteriores e interiores. Dada a importância de toda a área que possa reverter em área útil para a casa, optou-se por fazer as paredes exteriores, as de "envelope" à casa o mais delgadas possível, em Bloco Térmico, alternativo à obsoleta solução da parede dupla de tijolo vazado com caixa de ar e isolamento térmico no seu interior, que cria uma parede mais espessa mas não necesariamente eficaz.
A nossa parede exterior é constituida por este bloco com a largura de 20cm, complementado pelo exterior por um isolamento contínuo no sistema ETICS, também conhecido por "capoto".

O Isolamento Térmico, aplicado de modo contínuo e pelo exterior, apresenta as seguintes vantagens:
1) É conseguida a eliminação de todas as pontes térmicas, que causam o aparecimento de condensações e, consequentemente, de fungos em paredes interiores (ou em compartimentos fechados), devendo, tanto o projecto como a execução, garantir a continuidade efectiva do isolamento térmico;
2) É improvável uma má execução, ou seja, “esquecer” a colocação de placas, como tão frequentemente acontece quando o isolamento térmico se encontra escondido entre dois panos de tijolo (parede dupla), uma vez que todo o isolamento térmico aplicado pelo exterior permanece visível durante a sua aplicação em obra, facilitando a sua fiscalização;
3) A estrutura do edifício e todos os materiais pesados que compõem a envolvente são protegidos dos contrastes e extremos de temperatura e das intempéries. Esta protecção garante uma maior longevidade e a integridade física dos materiais fundamentais, porque, desta forma, não sofrem nem a fendilhação nem as microfissuras típicas em toda a construção tradicional. Evita-se, assim, que estas microfissuras absorvam água por acção capilar, água que deteriora os materiais, sobretudo os metais;
4) O isolamento térmico, aplicado de forma contínua e pelo exterior, faz com que a inércia térmica (dos materiais pesados utilizados na construção, como é o caso do Bloco Térmico) funcione a favor do clima interior, contribuindo para que as temperaturas no edifício se mantenham estáveis e dentro das amplitudes térmicas médias do clima mediterrânico. Este comportamento resulta do facto das envolventes (paredes exteriores) não permanecerem em contacto directo com o exterior, estabilizando as temperaturas no seu valor médio. No interior optou-se pelo tijolo cerâmico vazado de 7, de 11 e de 15, em detrimento de soluções mais light como o "pladur", para assegurar mais durabilidade, melhor suporte para os acabamentos escolhidos (de carácter pétreo) e maior compatibilidade com a estrutura de betão.

Na separação das paredes de meação com o vizinho introduziu-se o necessário isolamento acústico em lâ mineral, fechando-se com tijolo de 15, do nosso lado.

Na cobertura inclinada, para assegurar o bom isolamento e impermeabilização, optou-se por reforçar esta última recorrendo a placas de sub-telha por cima da dupla placa de isolamento térmico em poliestireno extrudido de fabrico nacional, que totalizam 80mm. Além de assegurarem impermeabilização na eventualidade de uma telha partida, oferecem protecção contra a água que é forçada, pela força do vento, a passar entre as telhas, do tipo Lusa, como as originais e dos telhados vizinhos.
Permitem ainda ventilação da cobertura, através de um circuito de ar contínuo, entre a telha cerâmica e a SubTelha e entre a SubTelha e a estrutura, o que dá maior durabilidade aos elementos estruturais e à própria telha cerâmica.

Os trabalhos da cobertura ainda não estão concluídos, uma vez que se aguarda a chegada da VELUX para que a regularização e aplicação das telas da cobertura plana sejam compatibilizados com esta.
Esta deverá ser entregue até sexta-feira, senão será executada uma moldura de perfil de madeira idêntico, de modo a que os trabalhos da cobertura possam decorrer na semana a seguir.

- O Engº Raúl Bessa fez uma visita à obra segunda-feira, 28/6, tendo-se acordado com o instalador dos painéis solares e com o arquitecto mudar a sua localização da água do telhado virada à rua para a cobertura plana do lado tardoz do lote. Dada a sua reduzida inclinação (30°) estes não serão visíveis de nenhum ponto do lote, obtendo-se um ganho solar muito maior do que na posição anterior.
- O funileiro (zincos) já iniciou os trabalhos introduzindo a caleira e remate da telha com a empena do vizinho.
- O electricista procedeu às marcações dos aparelhos, bem como a dos relativos ao Pavimento Radiante, tendo ficado definido que o armário Am03e, no seu lado esquerdo, partilhará o espaço para a instalação da caixa colectora do Pav. Radiante, dos quadros eléctricos e de ITED, para o que será executado um pequeno murete no seu interior para separação entre cabos e tubos. O lado direito fica para arrumos.
Iniciou-se a abertura de roços para introdução de tubagem eléctrica e de pichelaria.
- Definiu-se que estas especialidades farão o possível para integrar essas tubagens e posterior argamassa de regularização numa altura de 4cm, de modo a conseguirmos respeitar uma diferença entre o tosco e o pronto de 14cm no pavimento.

As alvenarias do rés-do-chão deverão ser terminadas durante a próxima semana.

14 - MASONRY

With the completion of the concrete structure we began raising walls, exterior and interior. Given the importance of the floor area in this not so big house, we decided to make the exterior walls the thinner possible. Therefore we chose the Thermal Block, alternative solution to the obsolete double wall of hollow brick with thermal insulation inside the air gap, which creates a thicker wall but not necessarily effective.

Our exterior wall is made up of this block with a width of 20cm, complemented by the outside by a continuous insulation system (ETICS), aka. "Capoto". The Thermal Insulation, applied continuously and abroad, has the following advantages: 1) elimination of all thermal bridges, which cause the appearance of condensation and hence mold on interior walls (or enclosed compartments), and ensuring continuity of effective thermal insulation ; 2) It is unlikely a bad performance, or "forget" the placement of plates, as so often happens when the insulation is hidden between two pieces of brick (double wall), since all the thermal insulation applied externally remains visible during its application in the work, facilitating their supervision; 3) The structure of the building and all the heavy materials that make up the environment are protected from the contrasts of temperature extremes and the weather. This protection ensures a longer life and physical integrity of key materials, hence this way do not suffer the typical microcracks across traditional construction. So, is avoided that these microcracks absorb water by capillary action, deteriorating materials, especially metals; 4) The thermal insulation was applied continuously and the outside causes the thermal inertia (the heavy materials used in construction, as is the case of Block Thermal) works in favor of indoor climate, contributing that the temperatures in the building remain stable within the temperature ranges and averages of the Mediterranean climate. This behavior is due to the surrounding (outer walls) do not remain in direct contact with the outside world, temperatures are stabilizing in its average value. Inside we prescribed ceramic bricks of 7, 11 and 15, to the detriment of lighter solutions such as plasterborads, to ensure longer durability, better support for the selected finishings (stony ones) and being more compatible with the concrete structure. On the tilted roof, to ensure the proper insulation and sealing, it was decided to strengthen the latter by using plates of sub-tile on top of a double plate of extruded polystyrene insulation in the domestic manufacture, totaling 80mm. As well as ensuring sealing in the event a tile game, offer protection against water that is forced, by the force of the wind, passing between the roof tiles, similar to the original and the neighboring rooftops. Plus, allows ventilation of the roof through an air loop continuously between the roof tile and the sub-tile plates and between the sub-tile and structure, which gives more durability to structural elements and the actual ceramic tile.
